I think in the US if you have lived in your house for 2 years all gains are tax free. Don't know about deferrals.The old rule was that it was tax free only if you used the money to buy anhetor house of equal or greater value.Of course in Canada all gains on your principal residence are unconditionally tax free, and there is no 2 year requirement as in the US. But you can have only one principal residence at a time.The correct thesis is that homes were overvalued and lenders were far too willing to lend way above traditional multiples of incomes or property values.Absolutely right, and this is what I have been pointing out myself. "Suprime" is just a label and means nothing. And of course I'm sure you've all head the refrain "there's no subprime in Canada and we can't crash". Well of course that's just anhetor variation on "it's different here".What matters is - surprise - fundamentals, i.e. the carrying costs of the property versus the market rent and local incomes. And we all know that the fundamentals here are just as ugly as anywhere in the US. |

Good evening Hamsters. Well we had 42 with a<a href="http://ugrqfjv.com"> rlelay</a> toothy windchill this morning and only made it to 63 this afternoon. For the last two days I have been reviewing and organizing documentation for our tax advisor/accountant appointment tomorrow afternoon. Got to a stopping place and had to do someting else to uncross my eyes this afternoon so I swept up a few jillion live oak leaves that the front so nicely ripped off the trees and scattered on the back proch and patio. That distraction helped as did a quick trip to the grocery store and some time spent looking for just the right birthday cards for three lovely folks.Am sorry mhaprer42 that you are miserable with nausea confounding the pain meds. Suggestion for the barf bucket in case you haven't already done this: put a little water in the bottom, maybe up to 1/2 so when the barf comes it is less likely to splash high and more likely to stay in the bottom. And use a reasonably large bucket. That's advice handed down by my late dear Mom who was a nurse. Also have a glass of water within reach to rinse your mouth as necessary and paper towels for wipes. Put a piece of plastic or old shower curtain under the bucket to protect the carpet/floor. Best wishes for the nausea to subside soon. |
